Should you decide not to take the property you will be charged a daily rent (monthly rent divided by 30 days times days on hold) and a $50 re-advertisement fee. Because we held it for you wecould no longer rent it to anyone else.

 

A NON-REFUNDABLE $25 application fee is due when you turn in this application. If your application is approved and your rent a property your $25 application fee will credit towards your deposit.

FEES

The following fees will apply when it is your responsibility to take care of it and we have to do it or it is a

repair that you caused.

Tenant Rules

 

1.       No pets allowed without permission of the Landlord. There is a $100 per dog & $50 per cat deposit required before the animal is brought to the property. Should the Tenant fail to pay the deposit beforehand there will be an added charge of $50 per month per animal until the Tenant moves.

 

2.       An additional rent of $50.00 per person per month will be charged for person(s) moving in that are not listed on your application, and are subject to removal by the Local City Police and charged with trespassing.

 

3.       All damages to the rental location are the direct responsibility of the tenant regardless of fault of family or friends.

 

4.       $25 recharge for all returned checks.

 

5.       We ask that you follow all Civic Ordinances and City Regulations as far as curfews, disturbance of the peace, and building codes & permits and any health department requests.

7.       Evictions will be given for non-payment of rent, or any reason the owner deems necessary for the well being of his property, or violation of city/state/federal laws. In case of an eviction, the Tenant pays all court costs, at the present time court costs are $200.00, as with late charges, all fees are applied prior to your rent.

 

8.       Utilities must be in tenant’s name before receiving a key.

 

9.       We need to be informed of any and all water leaks. On very cold winter day/nights you may leave a very small drip to keep pipes from freezing.

 

10.    Some repairs and maintenance are limited to seasonal changes.

 

11.    If you have a clogged pipe try a plunger &/or drano first. If this doesn’t help, then call us.

 

12.    Single houses are responsible for their own lawn care & trash removal. Apartments are also responsible for their own lawn care & trash removal unless otherwise noted.

 

13.    Waterbeds, swimming pools & trampolines are not permitted unless proof of insurance is shown to the landlord & a copy put in your file.

 

14.    Kerosene heaters are used at the tenants own risk.

 

15.    We advise that you get renters insurance, as the insurance we have on the property does not cover any of your personal belongings.

 

16.    NO REMODLING without permission from the landlord.

18.    When moving in you must have then utilities turned on in your name before you receive keys. If you cannot turn the utilities on you cannot move in and will be charged for any days the property is on hold for you.

Smoke Alarm Addendum
 
Tenant hereby acknowledges that there are working smoke alarms, and that it has been explained to them that they must change the batteries every 6 months at their own expense.
 
Repair Check List
By signing here Tenant agrees that unless otherwise noted there are no repairs that need to be done.
